Indian River serves as an intersection of several major Northern Michigan highways, rendering it one of the most accessible towns in the area. Travelers on I-75 will find themselves in the heart of Indian River right off Exit 310. Just south of downtown is the intersection of the Straits Highway and M-68, permitting easy travel to any number of Northern Michigan destinations. From Indian River, one can be anywhere from Mackinaw City, to Petoskey, to Gaylord, to Cheboygan in less than 45 minutes. The town boasts a population of nearly 2,000 residents, many of whom commute to larger neighboring cities for employment and various consumer needs. Indian River also enjoys an impressive array of waterfront – from its namesake the Indian River, to shoreline on both Burt & Mullett Lake. There’s a lot to like about this small, welcoming Northern Michigan community.

The real estate market in Indian River can be broken into two basic segments – Off Water and Waterfront. The former is made up of residences of all styles – rustic, modern, contemporary, traditional, etc. While Indian River does offer some downtown housing solutions that are within walking distance of stores and dining, much of the real estate found here is in more private settings. Buyers in Indian River are often drawn to homes with acreage or wooded privacy. These homes can be found as low as $75,000-$100,000 and can climb as high as $500,000 in limited instances. The waterfront market, however, is a more robust scene. Listings on Burt & Mullett Lake can range anywhere from $400,000 to over $1,000,000. Many of the finest homes on these lakes come with an Indian River address. River or canal homes present a more affordable way onto the lake, typically ranging $200,000-$300,000. Indian River waterfront real estate is mostly owned by seasonal residents, with year-round residents filling most of the off-water inventory.
Life in Indian River
Indian River proper falls under the governance of Tuscarora Township. However, Indian River addresses also accompany properties located in the townships of Burt, Aloha, Mullett, Mentor, and Ellis. These townships are all part of Cheboygan county, an area renowned for its beautiful natural scenery and diverse wildlife. In addition to the impressive fishery that occupies the Inland Waterway, Indian River is also home to wildlife that invites many hunting enthusiasts. Whitetail deer, grouse, woodcock, turkey, waterfowl, bear, and even the occasional Elk can be found in the Indian River area!
The Inland Lakes school system is centrally located in town and provides K-12 education solutions for residents. Medical services are available close by, with a regional hospital just 25-30 minutes away in Petoskey. There is a small but vibrant downtown district, including a variety of dining solutions. The Inn Between offers casual fare along the river’s edge, while Vivio’s is known throughout the area as a premier pizza destination. The Indian River Golf Club is also popular with local and year-round residents looking to weave fun on the course with socializing at the Greenside Grille. Indian River is modest in size, but you’ll be amazed at just how much there is to do and see in this community!
The actual Indian River connects Burt & Mullett Lake together as part of the Inland Waterway. These waters are highly popular with both vacationers and locals. Indian River is also home to the Burt Lake State Park, which is located just south of the river itself. Public launches can be found in numerous locations in Indian River for those looking to gain access to the Inland Waterway.
