More affordable Lake Michigan homes for sale can be found as well, but typically a quality lakefront home will run in excess of $1,000,000.
Architectural styles and structure play a role in the price point, along with the shoreline orientation. By and large, most Northern Michigan Lake Michigan real estate is oriented facing West. This makes for beautiful sunset views, but typically also comes with rocky shoreline as the prevailing winds drive waves – and mineral deposits – towards the eastern shoreline. Sandy frontage can be found in more protected shoreline area such as Harbor Springs, which faces south along Little Traverse Bay. Because of the afore-mentioned exposure to prevailing winds and rougher waters, it can prove difficult to have a dock on Lake Michigan shoreline. A popular solution for many residents is to rent a boat slip at one of the many marinas found throughout Northern Michigan. Charlevoix, Petoskey, and Bay Harbor each have impressive marina solutions for Lake Michigan boaters. Another unique opportunity when boating on Lake Michigan, is the ability to access certain inland waters. Lake Charlevoix connects directly to Lake Michigan through Round Lake, providing over 19,000 navigable acres and a variety of boating destinations. Through the straits of Mackinaw, boaters can also connect to Lake Huron, which in turn provides access to the famed Inland Waterway via the Cheboygan River. Of course, boaters also can explore the broader Great Lakes, with everywhere from Wisconsin to New York reachable through these waters.
There are a large number of communities that enjoy Lake Michigan shoreline, and more still in close proximity to the lake. Depending on what Lake Michigan real estate you are drawn to, you are likely to enjoy close proximity to Petoskey, Bay Harbor, Harbor Springs, Charlevoix, and Mackinaw City each enjoy direct Lake Michigan exposure, and offer a wide range of shopping & dining solutions. A more unique community option is Beaver Island, which located about 25 miles west of the Northern Michigan mainland. Just about every town in the northwest part of the Lower Peninsula is within an hour’s drive of Lake Michigan shoreline.
