As part of the famed Great Lakes, Lake Michigan is a massive and dynamic body of water that extends far beyond the world of Northern Michigan real estate. With over 22,000 square miles of surface area, Lake Michigan is the only Great Lake contained 100% inside US borders. For the purposes of Northern Michigan real estate, buyers focus from north of the Leelanau & Mission Peninsulas, up to Little Traverse Bay, and along the shores of Harbor Springs until meeting Lake Huron in the Straits of Mackinac. Even with this more specific geographic range, Lake Michigan real estate remains exceptionally diverse and complex. Most Northern Michigan Lake Michigan real estate sits 60-90 minutes west of I-75, though some communities such Mackinaw City and Cross Village are in closer proximity to the expressway. Regional Airports can be found in Pellston & Traverse City, assuring most Lake Michigan real estate buyers access to flight within an hour’s drive. Lake Michigan’s shoreline is home to some of the most magnificent real estate found anywhere in the United States. Luxury homes can be found in ample supply, frequently ranging from $3,000,000-$5,000,000. These high-end Lake Michigan properties often come with large pieces of lake frontage in addition to the sprawling homes that sit atop them. More affordable Lake Michigan homes for sale can be found as well, but typically a quality lakefront home will run in excess of $1,000,000.

Architectural styles and structure play a role in the price point, along with the shoreline orientation. By and large, most Northern Michigan Lake Michigan real estate is oriented facing West. This makes for beautiful sunset views, but typically also comes with rocky shoreline as the prevailing winds drive waves – and mineral deposits – towards the eastern shoreline. Sandy frontage can be found in more protected shoreline area such as Harbor Springs, which faces south along Little Traverse Bay. Another important consideration is the proximity of a home to the lake itself. Many Lake Michigan homes for sale include high bluff settings. These invite breathtaking views of the lake, but make access to the waterfront a bit more challenging, with winding trails or large stairwells required. When considering Lake Michigan real estate, you should weigh the importance of view versus lake access in your search criteria.

There are some more affordable options on Lake Michigan beyond the predominant high-end market. Typically, these affordable solutions come with shared water access, sit across the road from the water, or sit in very remote areas that lack in convenience. If you are able to live with one or more of these considerations, you may find a great spot on Lake Michigan for as little as $250,000-$400,000. The beautiful thing about Lake Michigan real estate, is the market is large enough for buyers of all price points to find a home!

Life on Lake Michigan

Though Lake Michigan welcomes all imaginable aquatic lifestyles – boating, fishing, swimming, kayaking, and more – one challenge can be docking on your property. Because of the afore-mentioned exposure to prevailing winds and rougher waters, it can prove difficult to have a dock on Lake Michigan shoreline. A popular solution for many residents is to rent a boat slip at one of the many marinas found throughout Northern Michigan. Charlevoix, Petoskey, and Bay Harbor each have impressive marina solutions for Lake Michigan boaters. Another unique opportunity when boating on Lake Michigan, is the ability to access certain inland waters. Lake Charlevoix connects directly to Lake Michigan through Round Lake, providing over 19,000 navigable acres and a variety of boating destinations. Through the straits of Mackinaw, boaters can also connect to Lake Huron, which in turn provides access to the famed Inland Waterway via the Cheboygan River. Of course, boaters also can explore the broader Great Lakes, with everywhere from Wisconsin to New York reachable through these waters.

There are a large number of communities that enjoy Lake Michigan shoreline, and more still in close proximity to the lake. Depending on what Lake Michigan real estate you are drawn to, you are likely to enjoy close proximity to Petoskey, Bay Harbor, Harbor Springs, Charlevoix, and Mackinaw City each enjoy direct Lake Michigan exposure, and offer a wide range of shopping & dining solutions. A more unique community option is Beaver Island, which located about 25 miles west of the Northern Michigan mainland. Just about every town in the northwest part of the Lower Peninsula is within an hour’s drive of Lake Michigan shoreline. Buyers are wise to determine their interests beyond the lake, as there is likely a Lake Michigan real estate option that is also close to your additional passions!
