Over the last 15 years, Boyne City has been perhaps the fastest growing small town in Northern Michigan. Once overlooked as a vacation destination, Boyne City has now become a hub of activity for lake enthusiasts, skiers, golfers, and much more. In addition to the seasonal crowd, Boyne City has seen significant growth in its year-round population, and is now the largest city in all of Charlevoix County. Boyne City is home to over 3,800 year-round residents according to the 2020 US Census, while seasonal visitors grow that number significantly throughout summer and other peak times.

Boyne City sits at the southwest end of Lake Charlevoix, Michigan’s third largest inland lake. Most of Walloon Lake’s southern shoreline is also comprised of Boyne City addresses. Immediately adjacent to Boyne City is Boyne Falls, which is located along US131 and home to Boyne Mountain – one of the most popular golf and skiing resorts in the Midwest. The real estate market in the Boyne City area is very diverse, given the wide range of attractions. There is a small in-town portion of Boyne City real estate comprised of older homes, mostly Victorians and ranch style construction. A large portion of the Boyne City market enjoys a more rural setting, often with acreage or sweeping views of the countryside. These homes can be older farmhouses, but newer homes are also found in strong numbers. Prices for these year-round homes can run anywhere from $200,000-700,000 depending on property details.

Boyne City’s waterfront portfolio is vast, with some of the most desirable Northern Michigan real estate found along its lake shores. Properties along Walloon Lake or Lake Charlevoix can easily climb to $2,000,000 and beyond. Buyers are often attracted to the “Boyne side” of these lakes, given the close access to exceptional dining and shopping. Boyne City is also home to a vast and dynamic waterfront condo market. Much of Boyne City’s Lake Charlevoix shoreline is adorned with condo communities, which appeal greatly to the weekend or seasonal buyer. These condos can range from $500,000-$1,000,000 or more depending on age, finish quality, and amenities.

Boyne City attracts outdoor recreation enthusiasts all year long thanks to its close proximity to Boyne Mountain Resort. Boyne Mountain is home to two beautiful championship golf courses – The Alpine and The Monument – along with some of the finest ski hills in the Midwest. Boyne City is also 30-45 minutes from all the recreational pursuits available in Gaylord, Petoskey, Harbor Springs, and Charlevoix. Recreators can easily spend a week up here and not ski the same hills or golf the same course twice!

Boyne City is home to some of the finest dining options in Northern Michigan. Red Mesa Grill provides exceptional Mexican cuisine, Café Santé is a charming lakeside European Bistro, and several breweries provide a wide range of food and spirits. The Indo-China garden restaurant is also one of the area’s best kept dining secrets! Boyne City is less than 10 minutes from US131 access, and 30-35 minutes to I-75 access. Petoskey is 20-25 minutes away, providing access to whatever store needs can’t be met by Boyne City’s own impressive downtown offerings.
