As the third largest inland lake in Michigan, Lake Charlevoix provides a unique “big water” feel that no other lake in the region can provide. Lake Charlevoix connects directly to Lake Michigan through Round Lake, which most locals consider an extension of Lake Charlevoix. Boaters in Chicago and other Lake Michigan towns can pull out of port and boat straight to their own dock on Lake Charlevoix. There are three small towns that enjoy Lake Charlevoix shoreline – Boyne City, Charlevoix, and East Jordan. Each has its own unique character and merit, and will appeal to a different pool of prospective buyers.

With roughly 56 miles of shoreline and over 17,200 acres of actual lake, Lake Charlevoix is a very large and diverse body of water with an equally large and diverse real estate market. There are more condominiums on Lake Charlevoix than any other inland lake in Northern Michigan. Condos can range from $500,000-$600,000 to well over $1,000,000. The single-family home market on Lake Charlevoix is also broad, typically starting about $1,000,000 and occasionally stretching to north of $10,000,000. Home and condo styles range as widely as the price points. Log cabins, contemporary homes, modern craftsman styles, and classic cottage ranches are all available in high volumes. There’s truly something for everyone when it comes to Lake Charlevoix real estate, provided you have the budget to work with.

Big boating enthusiasts will gravitate towards the town of Charlevoix for their real estate purchase. Deeper waters and closer proximity to Lake Michigan access makes Charlevoix a perfect host for large vessels. If your preference is diverse dining and shopping solutions, you will want to focus your search on the Boyne City part of the lake. Here you will find the fastest growing downtown in Northern Michigan, with close access to 131 and Petoskey just 20-25 minutes away. If your preference is privacy and a slower pace, Lake Charlevoix’s South Arm provides just that. The East Jordan community is quaint and provides for your staple necessities, and this portion of the lake enjoys lower boat traffic overall. Knowing what is important to your waterfront lifestyle will determine what Lake Charlevoix real estate best suits your needs.

Lake Charlevoix provides a diverse fishery, and the direct access to Lake Michigan expands the species you can target. In addition, Lake Charlevoix connects to several blue-ribbon trout streams – the Jordan River (East Jordan) and Boyne River (Boyne City). Fishermen will find limitless opportunities on Lake Charlevoix and its connected waters. Waterfowl are also commonplace on and around the lake, and those living in more wooded lakefront settings can expect their share of whitetail deer passing through. If your goal is to re-connect with nature, Lake Charlevoix is a perfect place to start.

There is a small municipal airport in the City of Charlevoix that is available for public use. Thus, Lake Charlevoix proves an exceptionally convenient destination for private craft owners – both by air and by sea. Traverse City Regional Airport is also less than an hour way for commercial travel, and I-75 can be accessed in 30-60 minutes, depending on your location on the lake.
